Understanding the Costs Involved in a Real Estate Closing
What are closing costs?
Closing costs are the fees and expenses associated with completing a real estate transaction. They typically include charges related to your mortgage, title services, settlement, recording fees, taxes, and insurance.
While every transaction is different, understanding these costs ahead of time can help buyers and sellers prepare for closing day with confidence.
At Surety, we're committed to making the closing process as transparent as possible by explaining each fee and answering your questions every step of the way.
What Do Closing Costs Include?
Closing costs can vary depending on the type of transaction, financing, property location, and local requirements. Common closing costs may include:
Title Search
A title search confirms legal ownership of the property and identifies any liens, judgments, easements, or other issues that could affect the transfer of ownership.
Title Insurance
Title insurance helps protect buyers and lenders against certain covered title defects, such as undiscovered liens, recording errors, fraud, or ownership disputes that may arise after closing. Unlike most insurance policies, title insurance is generally a one-time purchase made at closing.
Settlement Services
Your settlement fee covers the coordination of the closing process, including document preparation, communication with all parties, fund disbursement, and recording of the transaction.
Recording Fees
County recording offices charge fees to officially record documents such as deeds and mortgages after closing. These fees vary by county and transaction type.
Government Taxes & Transfer Fees
Certain transactions may include transfer taxes or recording taxes required by state or local governments. The amount depends on the property's location and the details of the transaction.
Lender Fees
If you're financing your purchase, your lender may charge fees related to:
- Loan origination
- Appraisal
- Credit report
- Underwriting
- Flood certification
- Other loan processing services
These fees are separate from your title and settlement costs.
Prepaid Expenses
Many buyers also prepay certain expenses at closing, including:
- Homeowners insurance
- Property taxes
- Daily mortgage interest
- Escrow account funding (if required by the lender)
These are not title fees, but they are often included in the total amount due at closing.
Who Pays Closing Costs?
Responsibility for closing costs depends on several factors, including state laws, local customs, and the terms negotiated in the purchase agreement.
In New Jersey and Pennsylvania, buyers and sellers often each pay different portions of the closing costs, and many expenses are negotiable as part of the transaction. Your real estate agent, attorney, lender, and title company can help explain which costs apply to your specific closing.
Can I Estimate My Closing Costs?
Yes. Shortly after applying for a mortgage, your lender will provide a Loan Estimate outlining the anticipated costs associated with your loan. Before closing, you'll receive a Closing Disclosure with the final breakdown of your closing costs.
Reviewing these documents carefully and asking questions early can help you avoid surprises on closing day.
